Guidelines for Sellers

Become an informed seller by considering the following questions: 

  • What is motivating you to sell (family reasons, change in financial state, job-related factors, purchase of another home, etc.)?
  • Have you tried selling before?  What happened?
  • What obstacles may prevent the sale (price, legal, family dissent)?    
  • Have you checked your property registration (nesach tabu)? History? Legality? Who owns land? Are all the attachments that belong to the property (ex. storage room, parking, garden, roof ownership, ownership of building rights, etc.) properly registered?
  • Of the 3 main parts of the sale contract - price, payment terms and vacancy - what are your areas of flexibility?       
  • Are you exempt from a capital gains tax? How many properties are registered in your name?  
  • Have you sold an apartment within the last 18 months? Within the last 4 years?   
  • If this is a family inheritance, are all owners in agreement to sell?      
  • Is there one representative for the family that has written authorization from the other owners?   
  • Will any of the owners have a tax issue upon sale of the property?    
  • What price are you expecting? (Is it realistic?)    
  • How soon are you ready to move?    
  • Do you have a place to move to if I bring you a buyer tomorrow?    
  • If not, but if I bring a buyer at a good price, are you prepared to move out and rent?   
  • If the apartment is rented out, is there an agreement with the tenant as to vacating the apartment?
