 2-  The new tax law for sellers  went into effect January 1, 2014. We were not sure how that would effect the sales market and the prices, especially going into the winter season.  Sale prices were at a high in July and August 2013.  There was a drop in the fall with a low in November.  Then prices began to go up with the prices in February 2014 almost equal to the prices of the summer 2013.  

As I have mentioned in many previous newsletters, the rise of anti-semitism in the world has created an aliyah from countries as well as  a demand for Jews to own apartments for themselves as well as purchasing for their children.  In addition, we have found an increase in demand for small investment properties under NIS1,000,000.

We just sold a small 2 bedroom apartment of 26 sqm. with a 30 sqm registered courtyard in the Morasha neighborhood on Shivtei Yisrael. It was sold in 1 week on the market. Asking price was NIS 950,000 and it was sold for NIS 930,000. There were at least 10 inquiries and showing of the apartment that week, with calls continuing to come in.   Another sales market is gaining popularity.
